TheMART has been an icon in Chicago’s history since the 1930's when it was developed by Marshall Field & Co. to create a central marketplace where stocking retailers could come to buy their wares all under one roof.

Today theMART is one of the world’s largest commercial buildings, a wholesale design center, and a hub for premier international business locations in Chicago. Encompassing 4.2 million gross square feet, theMART spans two city blocks and rises 24 stories. It is home to 15 major trade and consumer shows as well as hundreds of meetings and special events. Recently rebranded as theMART and transformed into Chicago's most visible address for high-tech tenants.

Lobby: The main lobby entrance is located on a private drive parallel to the Chicago River and features a ceremonial entrance with art deco inspired design. Boasting 30' ceilings, terrazzo floors, travertine walls with marble accent base and bronze elevator doors, the lobby provides a stunning arrival experience befitting the Property's iconic status over the decades. 

Structure: The structure is composed of structural steel columns and beams encased on concrete fireproofing with reinforced concrete joists. The foundation is reinforced caissons typically excavated to approximately 46' depth and a reinforced concrete poured foundation. The exterior walls are principally limestone, with terra cotta accents. 

Floor Heights: Lobby = 21',  2nd = 16', Floors 3-6= 13', Floors 7-17 = 12', Floor 18 = 17' 6", Floors 19-25 = 12'

Windows: A majority of the windows are insulated aluminum double-hung, sash windows. Original single-pane wood frame double-hung, sash windows exist at portions of the north elevation and two light courts.

Freight Entrance: The freight entrance is accessible from a city easement off of Kinzie Street on the north side of the Property. The loading dock contains 10 dock bays for tractor trailers and 30 additional bays for smaller trucks and personally owned vehicles which have direct access to the Property's basement level, freight elevators and service desk.

Roof: The majority of the roof system consists of cast in-place concrete pitched for drainage. A small portion of the roof system consists of a precast plank system with tapered insulation for drainage. Approximately 70% of the roof consists of EPDM insulated roof systems with 15 to 20 years of remaining warranty. The remainder of the roof system has a modified bituminous built up roof that is maintained regularly. Portions of the EPDM roof system are covered with pre-cast concrete pavers, roof decks, or planted areas that tenants use as outdoor space.

Heating and Cooling: The building is heated via central steam plant consisting of natural gas-fired boilers and cooled via a connection to Enwave's chilled water district. systems distribute steam and chilled water to air handling units throughout the building. Office and retail establishments typically have variable air volume systems.

Electricity: The building is served by 17 separate 12KV feeders from four ComEd substations. These feeders serve five main vaults. Power is distributed, transformed down to other voltages to power lighting, equipment and HVAC. The building is equipped with a 1500 kw emergency generator which services a fire pump and elevator equipment, as well as emergency lighting in the public areas.

Security: Coverage is 24-hours a day, 7 days a week, 52 weeks a year, ensuring a continuous presence on the property. Cameras are strategically located outside and inside the building public areas. Access to the building on a 24-hour, 7 days a week basis is accomplished by utilizing an after hours sign-in and elevator control procedure to maintain continuity on evenings, weekends and holidays.

Elevators: The property is equipped with a total of 43 elevators. There are 35 passenger elevators, three retail freight elevators and five 8,000 to 10,000 pound capacity freight elevators. 

Life Safety: The entire building is protected by an automatic sprinkler system with a fire pump with dual water supply connected to a diesel generator for system redundancy. The Property's fire alarm system was upgraded in 2014 to full compliance. 

Telecommunications: Net Pop provides connections throughout building with two fiber risers allowing connections on every floor, copper riser closets and fiber optic backbone, served by multiple telecomm providers.

DAS (Distributed Antenna System): Recently installed cellular backbone provides enhanced service throughout building with 1,600 antennas. Neutral host front-end equipment.

WiFi Coverage: Complimentary WiFi throughout all common areas on the first and second floors, as well as River Drive Park.
